How this guide is put together
Downtown Dubai is compact. Almost every residential tower here sits within walking distance of the Burj Khalifa, the Dubai Fountain, Dubai Mall and Dubai Opera — so proximity alone will not help you choose. What actually differs between buildings is the apartment stock inside them: how many are available to book, how large they get, how many genuinely face the Burj Khalifa, and what they cost.
This guide compares the thirteen Downtown buildings we have live apartment availability for. The figures below — apartment counts, bedroom ranges, maximum occupancy and starting nightly rates — are taken from live listings on 3 August 2026, not from brochures. Availability and prices move, so treat the rates as a starting point rather than a quote.
We have deliberately not ranked the buildings one to thirteen. A tower that is ideal for a couple who want a Fountain view is the wrong answer for a family of ten, so the sections below group them by what you are actually optimising for.
Best for a Burj Khalifa view
A Downtown address does not guarantee a Burj Khalifa view — orientation and floor decide it, and in most towers only a minority of apartments face the tower. If the view is the reason you are coming, book a specific apartment that states it rather than a building that is merely nearby.
Burj Vista has by far the deepest choice: 34 apartments listed, 14 of which state a Burj Khalifa view. It is the only building here where you have a realistic chance of finding a view apartment on short notice. Downtown Views II follows with 5 of its 20 apartments stating a Burj Khalifa view.
Beyond those two the numbers thin out quickly — Burj Royale, Grande Signature Residences and Boulevard Point each list a couple of view apartments, so they are worth checking when the larger buildings are full.

Best for families and larger groups
Downtown apartments are mostly one- and two-bedroom units built for couples and small families, so anything sleeping eight or more is comparatively rare. Two buildings stand out if you are travelling as a group.
Burj Royale lists apartments sleeping up to 12 — the highest occupancy of any building in this guide — across 1 to 3 bedrooms. Burj Vista reaches 11 and has the largest overall pool to choose from, which matters when you need two apartments on the same dates.
Downtown Views II, Grande Signature Residences and Forte Towers all list four-bedroom apartments sleeping up to ten, and are usually the next places to look when the first two are booked out.

Best value, and where the money goes
Starting rates across Downtown vary by roughly a factor of four, and the gap is mostly about apartment size and view rather than the building's reputation. The lowest entry points we currently list are Burj Vista from AED 264 a night and Burj Views from AED 275, both for smaller apartments.
At the other end, The Lofts starts at AED 1,057 and The Residences Downtown at AED 859 — both list only two- and three-bedroom apartments, so their starting price reflects a larger unit rather than a premium on the same product.
If you are price-sensitive, the practical advice is to compare a specific apartment across two or three buildings on your exact dates rather than choosing a building first. The same bedroom count can differ by several hundred dirhams a night between towers on the same street.

The Lofts (2 apartments) and The Residences Downtown (1 apartment) have the smallest inventory and are worth checking early or not at all, since a single booking removes them from the map for your dates.
